Buyer intermediation
Bibaldi helps professional buyers define criteria, locate assets, organise information and coordinate a real estate acquisition. Scope, market and deliverables are agreed in writing for each engagement.
The service is intended for companies, operators, family offices, property investors and professional investors able to evidence identity, authority and capacity for the transaction. Each engagement is subject to acceptance.

We may analyse hotels, residential assets, land and businesses connected to the property where included in the mandate. Countries and areas actually covered must be confirmed for each engagement.
We facilitate contact, organise information flow and support negotiation within the agreed authority, without guaranteeing availability, price or completion.
Purchase process
Every stage depends on available information, seller decisions, third parties and the buyer’s reviews.
We define criteria, budget, timetable, source of funds and decision-makers. We confirm whether we can accept the engagement.
We identify options, assess preliminary fit and present a selection subject to availability and verification.
We coordinate the teaser, qualification, NDA where needed, visits and information access. The buyer directs its own due diligence.
We support comparison of terms, exchange of offers and coordination with advisers until completion or the end of the process.
The timetable is agreed case by case according to availability, complexity, financing, approvals, responsiveness and review scope. No range is published until Bibaldi approves an operating benchmark supported by documented experience.
Deliverables and limits
Approved brief, screening criteria, assets considered, shortlist, preliminary fact sheets and an availability and contact log, according to the agreed scope.
Visit schedule, index of documents received, question-and-answer channel, open-items tracker and coordination with advisers appointed by the buyer.
Comparison of alternatives and terms, offer version control and milestone timetable. Final decisions and approvals always remain with the buyer.
Unless expressly and separately engaged, Bibaldi does not perform regulated valuations or technical, legal, planning, environmental, tax, financial or anti-money-laundering audits, and does not certify areas, licences, charges, income or physical condition. Visits and preliminary observations do not replace reports from independent professionals. The buyer must appoint and direct its own advisers before assuming commitments.
No standard fee or mandate type is published or implied. The engagement letter must state whether the search is exclusive or non-exclusive, its term, territory, authority, fixed or success fees, calculation basis, payment trigger, taxes, third-party expenses, possible conflicts and termination terms. These provisions require commercial and legal validation before contracting.

We do not display volumes, completed transactions, returns or testimonials without verifiable records and the parties’ permission. Before publishing a case, at least Bibaldi’s role, date, asset type, geography, scope, substantiated outcome and permission to disclose must be confirmed.
