We define the buyer profile and make contacts in accordance with the mandate, confidentiality requirements and the transaction’s qualification criteria.
Seller intermediation
Bibaldi works with developers, family offices, funds, tourism companies and other owners or authorised holders of assets, connecting them with prospective buyers. Acceptance of each engagement, the parties’ authority and the scope must be confirmed before any action.
The service is intended for developers, family offices, funds, tourism companies and other owners or representatives able to evidence title or sufficient authority. Bibaldi must expressly accept every engagement.
We define the buyer profile and make contacts in accordance with the mandate, confidentiality requirements and the transaction’s qualification criteria.
We may assess hotels, residential assets, land and businesses connected to the property. Acceptance of an asset type, country or area is confirmed case by case; this page does not imply universal coverage.
We organise the message, access and negotiation within the seller’s instructions, without guaranteeing interest, price, timing or completion.
Sale process
The process is adapted to the asset and seller instructions. Marketing does not begin until authority, confidentiality and minimum documentation have been defined.
We review title, contacts, objective, restrictions and documents. We agree the mandate, scope and publication authority.
We organise available information, define positioning and prepare public or confidential materials as agreed.
We approach authorised profiles, record interest and apply qualification, confidentiality and staged access to information.
We coordinate questions, visits, offers and advisers. The seller decides terms and may stop the process subject to the contract.
The timetable is agreed case by case and depends on document readiness, price, complexity, market conditions, financing, approvals and the parties’ responsiveness. No range is published until Bibaldi approves an operating benchmark supported by documented experience.
Deliverables and limits
Asset fact sheet or teaser, document index, positioning proposal and communication criteria, always subject to the seller’s review and approval.
Prospective-buyer universe, contact log, qualification and NDA status, visit schedule and tracking of information requests.
Comparison table of offers and terms, open-items tracker and coordination of the timetable with advisers appointed by the seller.
Bibaldi does not certify the accuracy or completeness of seller documents and, unless expressly and separately engaged, does not perform regulated valuations or technical, legal, planning, environmental, tax or financial audits. The seller is responsible for providing truthful, current and authorised information; buyers conduct their own checks through independent advisers.
No standard fee or exclusive mandate is published or implied. The engagement letter must set out exclusivity or non-exclusivity, term, territory, authorised guide price, communication authority, fixed or success fees, calculation basis, payment trigger, taxes, expenses, treatment of prior contacts, possible conflicts and termination. These provisions require commercial and legal validation before contracting.
The final list depends on the asset and does not replace adviser review. It may ordinarily include:
We do not display transactions, achieved prices, timings, portfolios sold or testimonials without verifiable records and the parties’ permission. Any future case must accurately identify Bibaldi’s role, date, asset, geography, scope and substantiated outcome while omitting confidential information.
Only with the seller’s authority. The plan may be public, targeted or confidential, using an anonymous teaser and later access subject to qualification and an NDA.
No. An indicative market analysis does not replace a regulated valuation or independent appraisal where required.
The seller retains the decision, subject to the contract and applicable law. Bibaldi may apply objective qualification criteria and coordinate access.
No. Demand, offers, financing and completion depend on third parties and market conditions.
