Visiting or requesting information does not establish capacity, authority, suitability or eligibility. Restrictions affecting the country, parties and transaction must be checked before expanded information is shared or any action is formalised.
2. Activity and regulatory status
Bibaldi Gestion S.L. declares its activity as real estate intermediation; it does not hold client funds or provide personalised recommendations. Any applicable licences, registrations or authorisations remain pending confirmation. The website must not be read as stating that Bibaldi is authorised to provide reserved investment services. Any activity requiring authorisation must be provided by a duly authorised entity whose role is identified.
3. Principal risks
- Loss: some or all capital may be lost.
- Illiquidity: no market or exit may exist within the expected period.
- Valuation and price: figures may be estimates or asking prices, not valuations or fair value.
- Leverage and financing: debt amplifies losses and may not be refinanced.
- Market and operations: occupancy, costs, works, counterparties and demand may differ.
- Legal, tax and regulatory: laws, taxes, licences and disputes may affect the outcome.

4. Real estate information
Descriptions, areas, images, locations, income, occupancy, projections, prices and availability are preliminary and may come from a seller or other third party. They require technical, legal, planning, tax, environmental and financial verification. Nothing replaces an independent valuation or the interested party’s due diligence.
5. Bibaldi’s role and seller mandate
Bibaldi should publish or market only within a verifiable authorisation or mandate. Publishing a reference does not imply an exclusive seller mandate, ownership of the asset or authority to bind a seller. Role, counterparty, remuneration, conflicts and authority must be clarified before any engagement or transaction.
6. Public teaser, NDA and data room
The listings on Opportunities are public and must not be described as confidential. The general process is: public fact sheet; verification and qualification, including KYC/AML where applicable; NDA where applicable; seller authorisation; and access through a data room or another agreed secure channel. Expanded information may be confidential.
Approval may consider identity and authority, profile and experience, genuine interest, ticket, financing capacity, seller instructions, conflicts, KYC/AML and a signed NDA. Access may be refused or withdrawn for objective legal, confidentiality, process or seller-instruction reasons. A data room, exclusivity and completion are not guaranteed.
7. Performance data and commercial claims
Claims of “leadership”, “superior returns”, “alpha”, “capital protection” or “privileged access” are not published without a verifiable methodology, period, universe, source and limitations. Any past performance later published would not guarantee future results and would need to state whether figures are gross or net, together with risks and relevant comparisons.
